Here are some tips on preparing your home for the Buyer's Home Inspection.

1. Set Expectations:

Our team would like to suggest preparing for the home inspection that the buyer will request. Now is the best time to start so you will be ready when your home goes under contract! These are merely suggestions to help your home sell with the least amount of repair request while also demonstrating to the buyer the home has been well cared for and maintained by you.

2. Safety Protocols:

If possible, it is recommended the seller be available to answer any questions by phone. One of our agents will be present during the inspection to make sure it runs smoothly. We recommend that, if you are not available, please leave a list of information as well as the location of any hidden equipment the home inspector will be required to examine. (Water Heater in the ceiling) 

3. Easy, Clean Access:

What will the inspector need access to?

  • Electrical panels
  • Water heaters
  • Heating and cooling equipment
  • Pool equipment
  • Solar system (if equipped) 
  • Attic space
  • Sprinkler system pump and motor
  • All windows should be accessible and clear so they can be opened
  • All doors and locks in working condition
  • Lint traps for dryer cleaned out/vent checked
  • All recessed light bulbs working as well as all chandeliers, pendant lights, etc
  • Garage access should be allowed

4. Other Suggestions:

  • AC serviced and all filters changed with receipts.
  • Remove pets from the property during the inspection.
  • Clean up your yard and any vegetation that should be removed.
  • Power wash the exterior of your home if necessary.
  • Wash all windows inside and out.
