Unexpected Advantages In Today's Market
Look, everybody looks back at 2020 through 2022 like it was some golden era because interest rates were sitting under 4%. What they completely forget is how miserable it actually was to buy a house back then.
Yeah, rates hit 2.65% in 2021. Great. But every half-decent listing turned into an absolute bloodbath. People were waiving inspections, putting in offers sight-unseen, and throwing tens of thousands in cash over asking price just to get a door opened for them. Back then, houses were selling in 15 days flat. You didn't even have time to think.
That’s not what’s happening today.
Back in spring of 2022, more than half of all homes were selling over list price. Today? It’s down around 28%. Homes are sitting for about 41 days now.
Fewer sales and higher rates sound bad in a headline, but on the ground, it means you actually have room to breathe. You don't have to panic-buy a money pit just to beat out twelve other offers. You get to walk through the place, think about it, negotiate, and buy a home that actually fits your life instead of just winning a knife fight.
