If you’re thinking about listing your home here in Broward County—whether you’re over tucked over in Weston, sort of central, like in Plantation, or closer to the water in Fort Lauderdale—you’re probably asking yourself: "Which projects are actually worth my time and my money?"

As your boots-on-the-ground experts, we see what buyers are actually walking away from and what makes them pull out their checkbooks. In 2026, the game has changed. It’s not just about "pretty" anymore; it’s about insurability. If your roof, roof connections or AC system gets flagged…you may have a BIG problem.

If you want to defend your price and get a top-tier appraisal, here is our personal advice on where to put your energy.

1. The "Elephant in the Room": Your Roof & Insurance

If you follow me on social media, you know…I can be blunt: In South Florida right now, your roof is either your biggest asset or your biggest liability. Age alone in not supposed to be a defect, but…well…guess what! With the 15 or 30 year rule being strictly enforced by insurers, a 16-year-old shingle roof or a 31 year old tile roof can kill a deal during the inspection period. BUT WAIT! There’s more! You need to have 5 YEARS of remaining life left, so really…a 10 year shingle and a 25 year tile roof may bring you down too!

Our Advice: If your roof is nearing the end of its life, don't wait for the buyer to ask for a credit. Replacing it now allows us to market the home as "Fully Insurable," which is a massive competitive advantage.

The "Pro" Move: Get a Wind Mitigation Inspection done before we list. If we can show a buyer exactly how much they’ll save on premiums because of your hurricane clips or SWR, the house will have a leg up on the competition, so to speak..


2. Scraping the Past: Popcorn Ceiling Removal

Nothing dates a home faster than popcorn ceilings. It’s the first thing buyers notice when they walk through a beautiful home in Coral Springs or Davie.

Why it matters: Buyers see popcorn and think about their first apartment, the "1980s" and "messy renovation I don’t want to do."

The ROI: For a relatively low cost, scraping those ceilings and going with a smooth finish or a light knockdown instantly modernizes the entire vibe of the home. It makes the ceilings look higher and the rooms feel brighter. Trust us—it’s worth the weekend of mess.


3. Impact Windows: The Broward Standard

In 2026, panel shutters are quickly becoming the "landline" of real estate—some people still have them, but everyone wants the upgrade. Impact windows give you less noise, dust and hassle!

The Strategy: If you can’t do the whole house, prioritize the front facade for curb appeal and the large openings. Not only does it protect the home, but the noise reduction in busy areas like Pembroke Pines is a huge selling point that people don't realize they want until they experience it.


4. Flooring: Consistency is King

If your home has "patchwork" flooring (tile in the kitchen, wood in the living room, carpet in the bedrooms), it breaks up the flow.

Our Advice: Switch to a consistent Luxury Vinyl Plank (LVP) or a large-format neutral tile throughout the main living areas. It makes the house feel larger, look “designed” and again…eliminates a “Ya, but I have to…”.


5. The "Freshness" Factor: Paint and Lighting

Never underestimate a fresh coat of "Cloud White" or "Swiss Coffee."

Lighting: Swap out those dated yellowish light bulbs and old track lighting for modern LED recessed lights or updated fixtures. It’s amazing what happens when a buyer can actually see the space.

You don’t have to do it all, but you do have to be strategic. We don't want you spending a dollar that you’ll have little to no chance of getting back at the closing table.
