It's all true…

    We are VERY busy!  Melissa wrote 5 (FIVE) offers in the past week and I listed 2 homes…one of which had 5 (FIVE) offers, 4 of which were WAY above list price and the other is yet to hit the market…When I add it to the MLS it will be another bidding war and will be sold in hours I am sure!!  I am also being asked to look at 2 more homes for listing consideration as well.  Before the month ends we will close 3 more deals and have already closed 3!  That’s 6 in July!  The national average for a good, full time Realtor to close in one YEAR is 3-4 deals so I guess we’re doing pretty good!  We also were introduced to 3 new buyer candidates and have started their ball rolling—as it were…

    I must say however it’s tough to be a buyer in this market.  FHA and VA (Low down payment loans) are being passed up for cash buyers and conventional (5-20% down) offers.  It’s frankly unfair and in my opinion almost borders prejudice!  FHA buyers can be the BEST buyers as can VA!  Just because a buyer is cash starved for a down payment doesn’t at ALL indicate they are unable to close!  There is much more to an offer than just the dollars involved.  Close date, inspection contingencies, deposits…etc.

    If you’re a new buyer, a possible seller or an investor and you’re jumping into the market…HIRE A GOOD REALTOR and stick with them!  If that Realtor writes 1-2-3 offers and they don’t get accepted…Listen to the counsel they provide and remember we are a production based earner, not a salary earner…We give you the necessary advice to get you into that house!  Going above list price, waiving appraisal contingencies, agreeing to pay an amount OVER appraised value ALL are strategies we suggest in THIS SORT of market.  Will we suggest that in a BUYERS market?  Of course not…But in this SELLERS market we do and WHEN we do…Please respect that fact as difficult to say!  But respect that we do say it…People are born with the desire to negotiate in auto deals and when buying a house…we have a word for those that continue to want to negotiate in a sellers market like this one and that word is….HOMELESS!
