Realtors…When you have a short sale listing that gets approved…and for whatever reason (Buyers appraisal, buyers inspections, buyer loan qualification, etc) it falls apart…IT IS NOT APPROVED FOR ANYONE ELSE!!! Approvals on short sales are (in 95% of the cases) by NAME and Value…Mr. Smith to Mr. Jones…Not Mr. Smith to whomever you insert!!!
PLEASE ask someone who knows…Maybe your Broker or title company…But don’t simply go back to MLS with what you think is, and advertise as an APPROVED short sale! APPROVED means close in 30 days! Not “Well this was the number the lender(s) approved for the last buyer so……”
